BuyHomes.com home sellers control the process...

If you are an agent, or a buyer working with an agent: please have your agent contact the seller directly with any questions about the property, or to discuss the terms and where all offers should be delivered. Often our sellers will have a professional real estate attorney helping them with negotiations. Some of our sellers may negotiate on their own and we may provide them with forms and a general explanation of the process including where to go for help, but we do not currently negotiate on behalf of our property sellers, this duty is waived under Wisconsin Law.

If you are a homebuyer without a realty broker; we required that you represent some facts in the written offer to purchase. Our sellers agree to pay a MLS finder's fee so it is important for their legal liability that you represent this information honestly and in the offer to purchase: 1) how you found the property? and 2) if you have worked with a Realtor in any way regarding this specific property?

Remember that agents do not "represent" the Buyer!
By State Law the broker owes their primary loyalty to the Seller or Listing Agency.

If you want to locate homes on your own with no agent; Some buyers prefer to work directly with the listing broker who represents the property seller... this could be a good move if you intend to maximize your negotiation position, since many real estate companies offer two 'halves' of the real estate commission and the listing broker stands to get both sides, also called the "double-pop".

Remember that this type of buyer must see the home with the Listing Agent (not someone else who happens to get your call during office hours) and submit your offer directly thru the listing broker. It is for this reason that BuyHomes.com displays the listing broker & agent's contact information on our MLS property search details pages.

While we empower buyers to take this approach, please realize that there are drawbacks for those too inexperienced to understand the "insider" tricks of the real estate trade. A smart home buyer is not penny-wise and pound foolish - and will know when to seek representation by someone who is on your side. That's why we offer another option to consumers...

Buyer's Agents work for and represent the home buyer. In Wisconsin it takes a legal agreement to "represent" the home buyer (the WB-36 form). Buyers agents will protect the home buyer's interests, including price & terms of an offer. If you're ready for full-service assistance when buying a home, why not work with agents who have access to the MLS and the greatest number of properties not available thru the MLS?

If you are not currently interested in one of our current property listings, and you already intend to work with an MLS agent to locate property - then why not have us as a consumer advocate on your side? BuyHomes.com can customize our Buyer Agency program to meet your comfort level. you don't need to be locked into a long agreement and we may or may not assist you with the purchase of a FSBO (for sale by owner) properties - it's up to you!
